superficie au sol

vs surface développée in the following context:
L’Apport inclut l’ensemble immobilier à usage industriel et de bureaux annexes, d’une superficie au sol de XXXm2 et d’une surface développée de XXXm2
My guess is that superficie au sol refers to the land area where the property is located and surface développée refers to the floor area of the construction. Any help is much appreciated!

: Yes. If the house were a cookie cutter, the "superficie au sol" would be the "cookie" it could cut out on the ground. It's smaller than the developed area because the latter includes floors above ground level.

: This is specifcially NOT open space! It is the area of the ground covered by the buildings.

As you said, the surface développée refers to the floor area of the house/building. It can be larger than the superficie au sol because it's not limited to the ground level; it can include other floors of the building.
