German to English: Subprime Mortgage Crisis Detailed field: Real Estate
Translation - English The subprime market is a segment of the mortgage loan market consisting overwhelmingly of borrowers with low credit. Traditionally high consumer spending in the US, which makes up two thirds of the national GDP, has long been financed with high household debt--each US citizen has an average of nine credit cards. In the case of a block, there were other ways to finance spending on credit, for example, with subprime loans. The original mortgage on property, and amortizations already made, served as security, and debt took turns with consumption frenzy.
SMR research, an economic research institute specializing in the real estate market, determined as early as June 2006 that 10% of all second mortgages in the US were non-performing loans. Early in the summer of 2007, the problems came to a head: previously rising real estate prices in the US stagnated, and in some regions they even began to fall. Additionally, more and more debtors could no longer service their installments, which, among other things, was due to the continuous interest rate increases since 2007 and connected expenses for the mortgage debtors. Interest is paid variably on the majority of subprime credits, and the changed interest policy with increasing interest rates of the US Federal Reserve directly affected the subprime market. Construction financers applied for creditor protection in droves, and the crisis soon spread past the subprime segment: Countrywide Financial Corporation, the largest mortgage bank, had to be sold to Bank of America.
