collateral/deposit
We use mortgage only when buying a house:
A mortgage loan is a loan secured by real property through the use of a mortgage note which evidences the existence of the loan and the encumbrance of that realty through the granting of a mortgage which secures the loan. However, the word mortgage alone, in everyday usage, is most often used to mean mortgage loan

Discussion
p.s. I translated it once or twice at a notary's office and as far as I remember they allowed me to use words like: pledge, security interest, collateral, first charge. Whether it was correct or not I don't know, but ultimately that's the way we learn it - experience and study.

Hipoteka - tu chodzi tez o zastaw, a dokładniej o zabezpieczenie wierzytelności poprzez wpis i obciążenie hipoteki (wierzytelność zabezpieczona hipotecznie)
The Act on Registered Pledges and the Register of Pledges
Robota głupiego...
A debt instrument, secured by the collateral of specified real estate property, that the borrower is obliged to pay back with a predetermined set of payments.
This is not the case here. Perhaps, we can start a discussion on this.
