REO Property means a Mortgaged Property acquired by the Legal Title Trustee on behalf of the Legal Title Trust for the benefit of the related Participants from a third-party seller or acquired by the Servicer on behalf of the Legal Title Trust and the related Participants or its designee through foreclosure or by deed in lieu of foreclosure.

Wiem, że w rozwinięciu skrót wygląda następująco: Real Estate Owned Properties i że pojęcie to jest używane w USA, ale nie mam pomysłu na to jak je zgrabnie ująć...

Property owned by a lender - usually a bank - after an unsuccessful sale at a foreclosure auction. This is common because most of the properties up for sale at these auctions are worth less than the total amount owed to the bank: the minimum bid in most foreclosure auctions equal the outstanding loan amount, the accrued interest and any fees associated with the foreclosure sale.

When banks or other lenders offer mortgage loans, they see them as an investment, because they will earn money from the interest on the loan. If homeowners do not repay their mortgages, banks lose money. To salvage their investment, banks foreclose on homes with unpaid mortgages and sell the properties at foreclosure auctions. If a home doesn’t sell at auction, it becomes a real estate owned property, or REO property.

The real estate term "REO" means “real estate owned.” When a lender repossesses a property because the mortgage is in default, the property is termed an REO property. A repossessed property is one that has gone completely through the foreclosure process, the legal procedure for taking back a property. Depending on the state where the property is located, the lender may have to file a lawsuit, or use judicial foreclosure, to foreclose. In other states, the lender is permitted to use a nonjudicial foreclosure, or foreclose without court proceedings.
